Are you a landlord or about to become one and looking for assurance that the rent is paid every month, on time without being directly involved in the letting of the property? We are looking for houses across Coventry, Nuneaton & Bedworth, Birmingham and the wider West Midlands and Warwickshire region.
Our team will be able to provide a valuation in person or online whether you are looking to sell or let your property. We are ideally looking for 2-4 bedroom houses, furnished or unfurnished, across these areas but can consider all options so please get in contact to provide more information on your property.
If you are just starting out as a landlord and would like advice on where / what to buy, our property team would be happy to help, likewise if you have friends / family or clients you are able to refer to us. We are able to commit to starting a tenancy as soon as you complete your purchase, reducing any void period and maximising your return.
What does that look like for you?

You receive your rent even if the property is vacant between a changeover of occupant.

We deal with all resident queries, questions and complaints. Our social lettings team attend ‘settling in visits’ and maintain regular contact with residents throughout their tenancy, supported by our 24/7 maintenance team at the end of the phone or via messaging app.
We have our own ‘in house’ maintenance team who can attend to any works required, often more cost effectively than outsourcing to a private contractor.
You receive your rent for the duration fixed term of the agreement. We can commit to a minimum of 3 years.
No set up fees, monthly commissions or hidden extras. We compile tenancy agreements and contracts, inventory and schedule of conditions, complete check-in/check-outs at no cost, included in our service to both you and the occupant.
We complete routine property inspections to ensure no maintenance issues are missed.
Internal condition guaranteed, subject to fair wear and Landlord’s structural responsibilities. We conduct a check out inspection in line with the opening inventory and rectify anything prior to handing the keys back to the owner
How does it work?
We effectively become your agent, guaranteeing you a fixed rental income. We agree this at valuation stage and complete all documentation in advance, so you have our commitment and peace of mind.
We then allocate the property to a deserving family, giving them a long-term home at a truly affordable rent level. We take great care to ensure they are a right fit for the home and conduct ‘pre tenancy’ checks often visiting their current property where possible. We do an in person check in to ensure the tenants know how everything works and their responsibilities including council tax and utilities. We manage the property throughout the full duration of the tenancy – leaving you to get on with your busy life.

We hold direct management contracts with our local authority and charity partners ranging between 2 to 15 years.
We are able to agree to agree rental amounts and sales values quickly to help you reach a decision.
